This afternoon the fate of the so-called "downtown Kansas City renaissance" depends on Mayor Q, the council and their estimation of equity and inclusion regarding developer incentives.
To wit . . .
KANSAS CITY THREATENS TO ADJOIN SOCIAL JUSTICE WELFARE TO CORPORATE WELFARE WITH SLOPPY LEGISLATION THAT MIGHT PREVENT PRICEY DEVELOPER GIVEAWAYS OVERALL!!!
The bright side . . .
The effort is stepping backwards into reform that oddly unites both fiscal conservatives and fair housing activists.
We shared our concerns with Mayor Q and he replied a worthwhile perspective that confirms our thesis . . .
"If this goes like the 75% ordinance, fewer will use incentives to build multifamily, which actually will reduce some of the "corporate welfare" you're discussing."
And he's right.
Developers despise this ordinance and claim that any limits to their freebie cash feeding trough will halt local building.
Reality . . . COVID has transformed the American economy and old school incentives should be discouraged given the busted KCMO budget . . . If posturing on behalf of po'folk does the trick . . . Providing campaign material for politicos can be forgiven.

Nah, these ordinances only make development more expensive and actually reduce overall production of affordable housing. Cut regulations. Eliminate zoning (neither Japan or Houston have zoning laws). Set low, flat taxes. Developers will flock!

The suckers who bought into the "luxury" hype downtown already enjoy vehicle races in the streets, celebratory gunfire at New Years, homeless folks crapping on the sidewalks, and increasing homicides.
But at least, so far, those exciting urban events are taking place OUTSIDE of their homes.
Once again, perhaps good intentions without any thought given to unintended consequences.
Perhaps some adult supervision or at least for life experiences would be helpful for city council and mayoral service.

ReplyDeleteNorth of the river land/home owners should somehow consider secession from Kansas City, and petition North Kansas City, Parkville, Platte City, Gladstone and Liberty to include them in their cities.
ReplyDeleteI suspect the tax base would allow that to negate a burden on the respective communities. Even continue some kind of E-Tax with a firm “rock solid” expiration date to assist the cities to adjust to the reconfiguration.
KCMO could proceed on its certain path into bankruptcy.
Maybe (doubtfully) removing the valuable taxpaying North populations would finally force reforms in KC. If not, so be it.
It would be interesting to see how this dimocrap administration would support the “special groups” who are always clamoring for our/your money.
Folks in the North could care less about the billion dollar rat-holes like the Toy Train, empty Tiffed hotels, failed schools, Power & Light forever indebtedness, MLK this and that, 18th and bottomless pit Vine as well as the huge scam of a “White Elephant” un-needed airport; always ignoring neighborhood infrastructure repair and maintenance needs, while spending more and more on bling. If it ain't downtown, they don't give a shit, except for our tax money.
To some degree, this would be akin to a Johnson County North. Home values would undoubtedly see a dramatic increase, with rents accordingly escalated, which would serve as an incentive for attracting responsible buyers and renters.
