Science seyz that for every action, there's a reaction and recently Kansas City insiders fear that residents of our most famous luxury entertainment district are voting with their feet as City Hall tinkers with the fate of their iconic enclave.
First, just a bit of background on recent Country Club Plaza scheming for skyscrapers & incentives . . .
"The developers behind the project are seeking a $309 million tax incentive through the Port Authority of Kansas City (Port KC)
"Kansas City also is in the process of creating a tax-increment financing district for the Plaza renovation. That kind of tax incentive would essentially take most of the new sales taxes paid at Plaza shops created or bolstered by redevelopment and, instead of spending it on city services, divert it for infrastructure upgrades in the Plaza for the next 23 years. That incentive would be worth about $110 million over the life of the plan."
That's where the fun starts but it doesn't end there . . .
Already, TKC has documented that PUBLIC HOUSING IS A BIG PART OF THE PLAZA'S FUTURE. This isn't a secret, it has just been downplayed as Mayor Q is on record as endorsing "affordable" units in the future for the Plaza.
Now here's the kicker . . .
RATHER THAN FIGHT CITY HALL, SEVERAL RESIDENTS NEAR THE PLAZA PLAN TO SELL HOMES WORTH MORE THAN A MILLION BUCKS IN ORDER TO ESCAPE CITY HALL TINKERING!!!
A meeting this week was mostly a waste of time but newsies might not have noticed that no less than three elite real estate agents in the crowd, gently working the room.
Accordingly, here's the insider word shared with www.TonysKansasCity.com regarding the impending sell-off . . .
"In early, 2026 you'll see no less than a half a dozen estates near the Plaza for sale. There's no confidence in this new plan and I think the word is out among people who know . . . A council member recently gave up on this area and she offered her friends a hint what the City Hall has in store for them. I wouldn't say it's a sell-off maybe just an opportunity. For those who want to live in a more densely populated, diverse and vibrant area . . . Now is the time to buy. But what's for certain is that the Plaza is changing. The Plaza is in play."
Now, we need offer a caveat because we don't want the feds calling . . . Again . . . Even if it's just to redeem some Google Play cards. Moreover, we think, but we're not sure, the politico mentioned had to hassle with the feds over real estate shenanigans so TKC doesn't know if ANYBODY should be taking her advice.
Furthermore, this blog is written by a dude who lives in a basement . . . So the machinations of real estate schemes and HOMES WORTH MORE THAN A MILLION BUCKS aren't exactly the field of TKC expertise . . . We're just blogging what they're saying and offering newsie context.
A final word of caution . . .
Kansas City real estate players are NOTORIOUS SCOUNDRELS and the history of land acquisition in this cowtown has broken many dreams & bank accounts.
