ReplyDelete"Build In Order To Borrow" has been the Real Estate Developer's basic toolkit since at least the 1970s. Finance much more (2 or 3 times) than necessary, pay yourself hefty "Management Fees", build as cheaply as possible, then shift the entire debt load to a "Management Corporation" that you wholly control, and also, if possible, to the Municipality unsophisticated enough and dazzled enough by your "concept", then WALK AWAY WITH FULL POCKETS!
ReplyDeleteHeck, if done properly, there are no limits on how far you can go, this Con Game could conceivably lead to an exclusive address on Pennsylvania Avenue in Washington, D. C.
Of course, this scam also ignores a basic concept of Economics, which would indicate that development will inevitably happen IF there is enough Economic Justification for it to happen!
