Kansas City Coronavirus Eviction Crisis Already Underway

NEW YORK (Reuters) - Last month, as the coronavirus was surging in Houston, recently unemployed hospital secretary Ramzan Boudoin got more bad news: She had six days to vacate her apartment for failing to pay the rent. A Texas ban on evictions had enabled Boudoin to keep the two-bedroom place she shared with her daughter and granddaughter while she searched for another job.

  5. 161 out of 77,000 cases could really prove a need to not have paid rent.

    That means the other 76,839 were all just dead beats who wouldn't pay their rent. Interesting how the comments here at TKC as a rule support that figure also.

    People getting an extra 600 every week and they still can't pay the rent but all have new phones and sleeves of tats.

  11. I am SOOOOO glad I took my place off the market last spring, otherwise it would be full of jerks who haven’t paid me a penny, lived there rent free and trashed the place! Better to leave it vacant and allow relatives to stay there when they need a place!

    Was starting to get concerned there for a bit 2:21. Thought maybe you faceplanted in the keyboard. Government period has overstepped it's bounds here but everybody doesn't have to "suck it up" on behalf of the power hungry, stupid, and let's face it, racist faction running around destroying things while certain people of a certain party either approve and participate (mayor drunk Q Ball I'm looking at you) or turn a blind eye. On the upside, maybe this will open the eyes of all you big gubmint types out there but I doubt it. Very seriously doubt it. You can't fix stupid regardless of how much money you throw at it.

    I have also noted that mayor Q Ball is still drawing a paycheck while others that he forcefully unemployed aren't. Maybe he would like to explain to KC why that is but I doubt that too.

  15. What defenses are there to not paying your rent? I'm empathetic to the plight of renters but at the end of the day, someone who owns real property who likely has a mortgage on the property to pay herself is allowing someone else to live in their real property for a fee. Essential to this situation is the renter paying that fee.

    That's not what I mean. I know that having renters is almost always bad. Kicking out renters for non-payment is a pain, and I'm sure that many people would wish to avoid it and the trouble of having to try to recoup the missing rent.
    What's the answer?
    Renters live in places they can't afford and then their income dries up. Their landlords don't get thèir rent then (rightfully) evict the deadbeats. That leaves the landlords with nothing. I don't think they should be left with nothing. Landlords shouldn't have to pay for the pandemic.
    Yes, my wife and I (like many) are laid off, and have had to make do with less.

    for examle, in the commercial rental world, there are concessions everywhere because landlords know it's in their own long-term interest.

    1. Interesting things going on in the real estate market. Rent and occupancy rates dropping in larger cities. Suburbs seeing more interest. Big Big box malls and retail:ugh.

      Rental properties sell on a multiple of cash flow. ROE. Rents will have to drop. Landlords with notes will renegotiate their bank mortgage or default. New owner comes in at a lower price point.

      If it looks bad before november the feds will step in to bail out the banks and leaseholders. After, just the bankers like Bush-Obama.

  18. Concern duly noted BD. Government always oversteps its bounds. The accretion of centralized power is inherently self-serving and corrupting. No fix for that.

    Anyway, there are no defenses to not paying rent. The problem arises when the shelters are full but the homes are vacant.

    Bartender, two hungry kids, no paycheck, living on the street. Evictions on a scale we've never seen. Pretty soon your looking at a totally different kind of anarchy. White folks like back in the depression. Brother can you spare a dime.

    If the economy doesn't fix, the 1200 federal bucks is going to become a permanent fixture...universal basic income. It's a thing. Money buys peace.

    The answer sure as hell isn't letting them skate. Landlords have rent, mortgage, insurance, upkeep, property taxes etc. The case Reuters is making is that basically non-payers should get squater's rights. That will end well. It's as simple as this... If you ain't paying, you ain't staying. 3 months free gratis is a fair enough deal. At the very least they could have traded work on where they were staying (unless they were completely and totally inept). Mow the damned yard. Fix what needs fixing, paint, whatever. Something. I'd like to see a lot of these damned mayors (them personally not the cities that they are fuhrers over) sued into the position that they have put others in.

  21. I have a friend who manages a number of apartment properties in downtown KC, mostly luxe stuff with higher rental rates and 20-something young professionals as tenants. The current challenge she's facing is that she has almost 20 tenants, in one property alone, who ceased payment the day the moratorium went into effect and who have no intention to pay. No lost employment, likely no significant loss of income, just people who saw a system ripe for being gamed and who found a way to pocket 3-4 months rent. From what I was told, the typical databases and systems used for renter background checks are almost useless right now, and my friend has been told to her face by the non-payers that there's nothing she can do and they have their next place already lined up when evictions resume.

  22. Ironically, the owners of the properties are hesitant to rent the properties and in turn reduce the number of properties total. Rental homes aren't the better candidates for home ownership leaving the properties empty. No clue how to move forward. Both the homes to buy and the homes to rent have dropped dramatically.

    Trump's inept response to the virus is why the economy is in the shiter. He still has no plans to contain it or how to safely reopen the economy or schools. In the meantime, small businesses are also dropping like flies. 21% unemployment. More federal debt in 4 years than Obama added in 8. Now we'll add record eviction numbers. At least we can keep Confederate statues and base names. So much "winning".
