"A group of Plaza restaurant owners said Taubman Centers — a retail landlord owned by the Simon Property Group that operates malls and shopping centers, including the Country Club Plaza, in 13 states plus Puerto Rico, China and South Korea — is playing hardball about rent payments.

Money line . . .

"Plaza's ownership, in the midst of this national crisis, has billed these same restaurants with increased ‘Common Area Maintenance' fees and larger property tax amounts," the Plaza restaurant owners said in the statement. "These increased effective rent amounts, combined with the Plaza ownership's unwillingness to work with the local business owners in this time of crisis, clearly is meant to put the corporate profits of the Taubman and Macerich groups ahead of the Kansas City community, the local restaurants and their thousands of employees. Unfortunately, under these circumstances, the continued operation of many of these local restaurants is seriously at risk."

  1. They're going to need more help beyond that. People aren't going out to eat for a very long time. The rent break is going to need to become a rent discount sooner or later. It is the new normal.

  6. It's all about leverage, the tenants have more leverage than ownership does right now, so what Taubman is saying is largely posturing. Is Taubman going to evict a bunch of tenants and replace them with what? More tenants needing a rent break and risk messing up their tenant mix?

    Hardly.

  7. Notice they mentioned they are still dealing with Gail Beatty after the whack job property tax increases she dumped on the Plaza. First Beatty, then Conovirus 19.

    If corona quiets down in the summer, then comes back in autumn even stronger.....well, the scenario for restaurants and retail becomes a black hole.

    The cornerstone of fine dining on the Plaza may be driven out of business just because some landlord wants to make a profit!

  11. Our son has a verysmall place in an upscale center similar to the Plaza. His base rent is $7000 per month, plus common area maintenance and center marketing. His business is down 90%. He can survive for 2-3 months with his cutbacks, personal savings, and federal money. Then the inevitable is going to occur and his business will be history. In the end, a rent reduction will probably not be enough if the situation lasts into mid summer. No matter what happens with the rent, his little business will not be viable any more. That is just the reality of the situation. It's not his fault or and landlord's fault. This is an Act of God that nobody could anticipate. It is just proof that we are not in control.
