Legal Opinions Support A Jackson County Reassessment Redo

A pair of legal opinions, covering vastly different clients, supports some kind of blanket change in the 2019 Jackson County reassessment. The first opinion from Legal Aid of Western Missouri landed with the Board of Equalization (BOE) a couple of weeks ago.

  4. The value of the properties is the value of the properties. The fact the county didn't value the properties correctly for decades isn't a factor in the value of the properties. The new assessments are the values of the properties. The values of the properties and the associated taxes should increase. Ideally the increases should have occurred over a period of time; but with all things Kansas City, the can was kicked down the road until the issue was forced. If the homeowner cannot afford the increase the homeowner cannot afford to live in the property and should move elsewhere. Nothing new for an individual to move to a more affordable property at one point in time or another. Incomes decrease with age, with changes in jobs, with changes in family situation...

  5. 9:42 The point is that the legal process wasn't followed and arbitrary, inflated values were used for the new assessed values. In some cases quadruple or more over what the property had sold for in the last 2 years.

  6. I personally am barely in a comfortable financial position for a short term, upon recent retirement. I own my home. Taxes and insurance has always been doable while employed.
    With a 100% increase doubling my taxes going forward,
    I am concerned about being able to afford to stay in a house that's bought and paid for. I cannot imagine how others less fortunate can even begin to survive in their declining years. These are people who have worked and paid taxes their entire lives. This is a sad situation even if Jackson County is only making up for lost time. Those who can't be squeezed will ultimately be subsidised those who can will be decimated.
