Jackson County Property Tax Assessment Fight Focused On Busted Process

Team Frank hides behind rules they won't clarify whilst Legislators and the Board of Equalization point to the lack of physical inspection that doesn't met with legal requirements.

Here's the latest worthwhile missive . . .

Tax property assessment numbers don't add up

What you pay for a home and what the assessor thinks it's worth, are two very different things in Jackson County. KCTV5 News has been investigating your complaints about property

  1. Some kid who said "I work with investors" offered us $95K for our house. I showed him the assessment which went from $114K to $310K.

  2. KC is so blessed to have award-winning pit bull of a reporter, Angie Ricono from KCTV5, working on this story relentlessly.

And she found and profiled Preston Smith--great number cruncher.

    Frank White needs to go.
Gail McCann Beatty, you too. To dismiss people as making up a story to "tug on her heartstrings". Well, girlfriend, has anyone ever demonstrated that you have them?

This process is so off, there has to be relief. Makes Jackson county look worse than Mayor Daley's Cook County days in Chicago.

At least, when you move to Joco, which you should, before all the affordable housing is snapped up by other fleeing refugees from Jaxco, when you receive your property tax assessment, they do show you three comparables. So you are not flying blind in any appeal process.

Whereas in Jaxco, the appeal process necessarily MUST go like a firing squad: "Any last words? Nope? Boom. Put the hammer down. Next case...."

Hey, Tony. How about a graphic of fleeing Jaxco refugees??? And remember, we welcome them with open arms. No temporary separation of families--and chain link fences. Our HOA's hate those...

It's too late to register to vote Aug. 6 in the primary, but you CAN qualify for the Nov. 5 general election. That's right--in Kansas, the legislature moved all the city elections to coincide with off year (non-presidential) Aug. and Nov. election dates. Much higher turnout that you saw this year between Jolie and Quinton.

We are awarding Frank White the Mr. Johnson County award, for boosting real estate sales here. And will throw a tickertape parade for Angie Ricono when she wins a Peabody.

  3. If the assessor lowers the value of your house you will get a boost in the Go Bond so one way or another you are going to get nailed, that's for Kansas City only not the rest of the county. Why did you idiots vote for that bond.

  4. 8:07, can you please explain that? Why would it go higher?

And in reality, the smart homeowners are cleaning their garages and clearing their clutter already, and interviewing realtors for the second great migration west in the last 75 years.

"Frank White Flight", c. Tracy Thomas, 2019. All rights reserved. To Joco. Or who knows, for the ultra-liberal, they will press on and drive their mules to Lawrence...the nearest Democrat emcampment, the last outpost before the wagon train would reach downtown Denver...where there is a Green Cross pharmacy on every corner selling legal weed.

  5. Why are people in Jackson County so upset about paying their fair share? The cost of programs and services the county provides is subject to inflation like everything else. Quit bitching and pay your taxes.

    1. Either you're the stupidest person alive, or you work for the silly, thin-skinned, incompetent Frank White or his flunky Beatty.

Fair is the issue here. The process, if you can call it that, is insulting, broken, and unjust.

    2. Tell me exactly what services Jackson County provides? Dont be shy. Like Tracy said, we get taxed to death and local government hasnt mastered even the basic of most public services. Its fucking horrible living in Kansas City proper and that is why the majority of Kansas City's population lives on the urban fringe, Clay County, Platte County, Independence/Raytown/Lees Summit/Grandview border or in a suburb altogether. 8:22am, please tell me what service I het for living in KCMO Jackson County? Place is hardly livable. Nobody has a problem paying their fare share, either. The services listing on my tax state are for things like The Blind Fund, KCMO schools, Junior College, several City and County taxes. The only thing worth paying for is the library tax. We have a pretty reliable, high functioning library system. Besides that, our roads are shit, can't get trash service on a regular basis... What services are you talking about? The billion dollar airport we didn't need or free streetcar for tourists?

I agree with Tracy... fire Gail Beatty.

  6. 8:22: No one has a problem paying their fair share. It's just that the flawed appraisal "system" has determined that some, to paraphrase George Orwell, have found their share fairer than others.

  7. This is a tempest in a teapot. Nobody knows how much, or even whether, their property taxes will increase. And we won't know until the political subdivisions set their levy rates later this year. So wait until then to man the ramparts and storm the walls.

    ReplyDelete
  8. Who in their right mind believes the political entities that set the tax rates will lower them to compensate for the massive increase in assesses values, leading to a fairly modest tax increase? When have you ever seen taxes go down? They will keep the rates the same, suck I call the extra taxes, and give the money to downtown developers so they don't have to pay their fair share.

  9. 9:07; "I have no problem paying my fair share, but my tax bill is not my fair share!" said every Republican ever who thinks taxes are too high.

    1. Are you even trying? Most of the people suffering from White and Beatty's incompetence are not rich Republicans.

  10. Tracy’s right!
While I don’t always agree with her- she is spot on about Frank White flight.
Take your house value - what you think it is based on logic- then look at how well Frank pays his mortgage and is in charge- you will see these are diabolically appositionally correlates. Frank not only doesn’t have a clue- he couldn’t afford to buy a vowel and guess what letter is missing in this word: D-?-M-B-A-S-S.
Whomever buys my house as we move across state line: Good defense in the past doesn’t equate to anything in the future.

  11. I watched the local PBS shows this week and, boy, were they weak on this subject. They all talked about how the county was just finally getting home values up to where they should be. Bullshit. Not enough is being made about Frank White getting a bailout from a rich Eastern Jack lawyer with a mansion being assess at only about a fourth its value.

Give me back Mike Sanders or Katherine Shields. They were corrupt. But they were not clueless and corrupt like Frank White.

  12. Anyone thinking the county got this right, that these reassessments are accurate just isn't paying attention. Fuck-up Frank has done nothing but hit one foul after another, struck out and booted the ball around for multiple errors as county executive. The jail crisis, lawsuits, secret personal financial bailouts, illegally spending taxpayer money.

Now spending two grand on a stupid as shit propaganda video instead of using that money to get the MLS data. Get Frank out of the game NOW!!!!!!

  13. 1:16 something else not getting any media attention is how Frank has one person overseeing Collections, Assessment and the BOE. In other counties that would be considered a major conflict of interest. In Jackson County it's just standard operating procedure.

    1. Isn't the lawyer Frank named Collections director somebody who helped phony up a jail inmate's death report?

You would never know the way they are complaining about their taxes.
