Over the past few days the most important story to hit Kansas City has been the threat of UNFAIR AND EXORBITANT property taxes targeting homeowners throughout Midtown, Downtown, Hyde Park and basically any halfway decent neighborhood in Jackson County.

Word of the complaints started earlier this year but hit the news on Friday evening. Already we notice some local outlets sharing Courthouse political spin about millennial home-buyers and their impact. However, this situation is far more serious than blaming hipsters for their love of avocado toast.

Make no mistake, people are going to lose their homes because of this property tax spike and the disproportionate impact targets the working poor and threatens to ruin the fabric of this community.

Worst of all and what needs to be pointed out . . .

BLAME THE PROPERTY TAX SPIKE ON YEARS OF THE LOCAL POLITICAL ELITE HANDING OUT FREEBIES, TAX BREAKS AND SUBSIDY TO DEVELOPERS!!! NOW BROKE-ASS JACKSON COUNTY HOME OWNERS WILL BE FORCED TO PICK UP THE TAB!!!

As always, our blog is focused on providing an alternative perspective whilst advocating for the working poor, joe six-pack and all of the other scumbags and weirdos who make this town the very best place in the Midwest. Losing the REAL people of Kansas City to condo dwelling d-bags and tiny house interlopers would ruin KCMO in a way that's much worse and far more insidious than the constant efforts to mimic Denver or Portland. More than anything, this fight against higher property taxes is a struggle for the heart & soul of Kansas City.

Homeowners Must Appeal The Assessment


Start at the Assessment department . . . HOMEOWNERS ONLY HAVE TWO WEEKS once they get your formal assessment. But again, already everyone is panicking over the online appraisal estimates. For now, this Courthouse graphic we've featured directs locals to the Jackson County Assessment Department 2019 Informal Review Request Form . Work the system and homeowners will probably get a few hundred bucks off their bill.

Don't worry, there's more than enough blame to go around. Mayor Sly also deserves a great deal of responsibility along with just about every creep who calls themselves a developer in KCMO. But the current batch of legislators are on shaky ground amid this crisis. Be careful, all of these politicos are looking to trade favors and they'll make big promises to take off political pressure. But Frank White, Crystal Williams and a few others really need to take responsibility for their horrific management that started this crisis.

    Clay Countians got the same sort of Assessment Increases, but, thanks to Ridgeway and Owen, (a.k.a. the Dastardly Duo), the mechanism for appeals has, for all intents and purposes, been shut down.

  16. 11:17 has it right. If you feel your home has been overvalued, put the facts together and go argue it. Rather than piss and moan about it, think critically.

    Are the properties being assessed at higher values or is the mill levy increasing? These are two separate things. While higher property values can be good if you're planning to sell or potentially take out a HELOC or something, it'll also cost you more in taxes. If you can't swing that tax payment, you probably overpurchased. The mill levy is the policy argument surrounding tax rates and not related to your homes value.

  18. Quick question for anyone here...I'm a little nervous about asking you guys because you'll talk about my mom or Matlock or something

    ...but

    My property assessment came back around 90k...and was over a ten percent increase from last year. Actually had it appraised a couple years ago by a professional for a refi and it came in at 150k. My house is in the Waldo/Brookside area and if it sold I could probably get between 175k-200k because it's in a good neighborhood.

    I've always felt like they've been doing me a favor by assessing it for under 100k. Should I protest mine? It was over a 10 percent increase, but the total is still well under market value. Would they come back and end up charging me more?

  20. Assessed values and resultant implications of increased taxes will be offset by the major taxing entities due to the Hancock amendment. Taxing jurisdictions have to adjust their rates to their demonstrated need for tax revenue. So it’s my belief that formula limits increases as the rates get lowered if the assessed values go up.

    Contact your school district for verification. County property taxes are so low, but they must do the above calculation as well.

  21. Great question 12:33! One person on here said they question it every year and win but I've only heard stories from people (not lots but some over the years) that when you appeal you're almost guaranteed to come out with a higher valuation.

    Mine went up but it's still under market value.

    Those of us in Johnson County (KS) have been dealing with out of control tax re-appraisals for years. It sucks, and fighting it is futile. But, at least we get something for all the taxes we pay. Fantastic schools, decent roads and low crime.

    What do YOU get for all those taxes?

    Back in the day... Jackson County taxes were significantly less than Johnson County. Now they are reaching parity. That is such a rip off.

  28. Hancock Amendment does not apply to property in the KCMO school district due to the desegregation lawsuit 20 years ago. They can raise the levy as high as they want to. And there is nothing we can do about it.

  32. 12:33 - assessed values are always under the true market value. But, the assessed increase should correlate to the increase in actual house values in your area. And, I think there is a % factor the city/county governments use to determine that assessed value. If I'm not mistaken it's usually on the assessment statements. So, just for an example, if the factor is 70% and similar houses to yours are going for $100k, then the assessed value is $70k. But let's say you have a foundation issue in your house and you can prove that with pictures of cracks in your ceiling or by having an assessor look at it, you could conceivably argue that the fix alone would cost you $20k and therefore, your house is only worth $80k and your assessed value would be $56k. Or, another angle could be that house that is valued at $100k has a finished basement and you don't.

  43. 8:08 we have an elected Assessor. Actually this one is appointed and filling out the remaining term of the predecessor. As soon as they were embedded, the reassessed the County. Average increase was probably 30% (one went up 36%, one went up 28% with no modifications/updates/etc.), taking assessed values above market values. The trick though is that you can protest it and they'll "reassess" back "down" to 25% and everybody says, oh, that's great. Just like taxes. If people actually had to write their quarterlies to the gov, we'd have immediate tax reform. Instead, some very smart people put together the "refund" at the end of the year to make the mostly uneducated populace delighted at "getting" money from the gov at the end of the tax year.

  44. ^^Was the county reassessed simply because it hadn't been done in a while and the new Assessor thought it was a good time to do it? Is that what's driving all the consternation? Generally, the only time properties are reassessed is when building permits are pulled or a house is sold/purchased. And how do they take assessed values above market values? Are you legit saying the assessor came in a did an arbitrary increase on all properties across the board and basically banked on "breakage" or homeowners not arguing their assessed values?

    I get the refund argument. Finance guys always say you're lending the government money interest free but I also like the fact that government keeps me from blowing that money throughout the year. Yeah, yeah, I know I could be earning whatever return on it but a couple hundred bucks a month is probably going to have me spending it on dumb shit vs. a chunk at the end of the year I'll probably put to work via investments.
