GOODBYE MR. PEANUT: KANSAS CITY POLITICAL AND MORTGAGE JUGGERNAUT JAMES B. NUTTER DEAD!!!



We start the morning with sad news from the world of Kansas City politics and local mortgages.

Kansas City Democratic Party benefactor James B. Nutter died last night.

With a few notable and worthwhile exceptions, he owned a great many political denizens of Jackson County for more than a generation.

His name is synonymous with the Midtown Kansas City mortgage market.

And he would've liked to be remembered as a benefactor for all of Kansas City.

Quickly, here's the aftermath . . .

Jackson County Exec Frank White is in more trouble than anybody . . . He owes his career and the vast majority of his donations to Mr. Peanut and now he's without a benefactor.

We hear Mr. Nutter's sons aren't very interested in Kansas City politics at all. There is no dynasty in place.

Expect a great deal of panic around the Courthouse starting about noon on Monday.

The kind of Jackson County has passed and now politicos will struggle to find a new boss.

  2. 6:47---Well said. I met Mr. Nutter a few times and he was always a gentleman and knew we disagreed on some issues but both respected each others position. Class act.

  3. Agree, Mr. Nutter did a lot of great things for Kansas City. he will be missed and his contribution to our city was immense. He contributed a great deal to every community.

  8. Jim Nutter was one of my heroes. He put his money where his mouth was--something most of tony's readers will never do--

    He was a great political organizer--he determined what he thought was best, and rallied many others to speak up and go door to door and put up yard signs and WORK for candidates and issues. Which is what it takes. It was never just about him writing a check.

    He fought corruption where he found it, including in the Democrat party. He was a gentle man--he spoke quietly even when he had to challenge or confront someone.

    He was kind. Talk about a quality that is so missing in today's landscape.

    And he was a soft touch--when Charlie Wheeler got into trouble, because he and Marjorie never paid their property taxes, on their ramshackle house just north of Loose Park, it was Nutter who chose to pay the $50,000 in accrued taxes when the house was sold on the courthouse steps so they could decamp to senior housing. And that was after Nutter had originally given the Wheelers a reverse mortgage--where it is explicitly told one must still pay property taxes while drawing out the equity to live on.

    In fact, Nutter was a national leader in the mortgage business--he INVENTED the reverse mortgage, to allow seniors to stay in their homes longer, living on the equity, rather than being force to sell prematurely when Social Security didn't cover one's expenses. This, by itself, was a major breakthrough, requiring changing the banking rules and the federal law.

    In the 1950's, Jim Nutter and my former client, Ray McGuire, were selling real estate together. Post-war poor, the two men RODE THE STREETCAR AND THE BUS to get to clients' homes!!

    Fast forward to 2014, and Ray McGuire was languishing at Village Shalom, in failing health. And I asked him if there was anything I could do. He said, bring me some decent BBQ. And I want to see Jim Nutter one last time.

    Nutter took my call and immediately drove out to Village Shalom. (By this time his body was failing him as well--he had lost one leg to diabetes, and was in a wheelchair.) The two enjoyed a two hour conversation about the good old days. McGuire told me later, as he broke down in tears, "That's what I needed. To see and thank my dear friend, Jim Nutter, one last time."

    Speaking of that wheel chair, a shout out to Jerry Wyatt. For years, he has been picking Jim up, on Saturday mornings to drive Nutter to the Linwood Costco. Nutter loved that place! The customers were often his clients--so he enjoyed the energy and camaraderie of hanging out with Democrat homeowners he had helped.

    But he also told me he loved wheeling up to get a free food sample. He once winked as he told Wyatt, "Grab me a plaid scarf off that table, and drape it around my neck! I want one more free sample of that chicken--so I need a disguise or Hazel there will recognize me!"

    Of course Hazel played along. Greeting him as if he was a totally new customer in a wheelchair. Being around Jim Nutter was a happy experience.

    Rest in peace, Jim.

    (PS, I believe there is but one son, now running the mortgage business--and running it quite successfully, and a daughter. But Tony is correct, they don't have an interest in politics.)

  10. I only met Mr Nutter once and that was some years ago out on one of his properties. Was pleasant to me treated me as an equal and paid me pronto so hate to see us lose guys like this in the world.

    Mr. Nutter was a fine example of how had work will get you ahead in this world.

    And Charlies house got sold on the courthouse.

    And had to go to senior "housing" cuz Nutter paid the taxes?

Nutter Co. refused my plea for a refinance about 5 yrs. ago after the 'deep recession' took my spouse's job about 2 yrs. prior (It took 13 months for a 51 yr. old to replace that lost job with a little more pay, but crummy insurance). I explained to their loan agent that we were in our great condition/updated/ranch/walkout/1+ acre lot near Kansas Speedway for 22+ yrs., and we needed to access equity. A few payments were late during the part-time work while doing job searches. I twice requested to apply and on the second try, Mr. Nutter's son said they're not writing loans in KCK.

    So, this family of multiple generations of Dems, KCKFD, and caring metro-wide volunteers SAYS NUTTER DID NUTTIN' GOOD FOR US! Uh, I take that back. We got our refi elsewhere and got the hookup with uber-wealthy who got us work on their Leawood rez, a rural horse ranch, and multiple lake properties.

  15. Nutter was a fair decent man. He did more for the east side than the whole group of city councilpeople who have been elected for the last thirty years. He treated people fairly and equally. A great guy and very funny.
