What's the matter with TIF?
ReplyDelete1. Politicians decide which businesses pay taxes, often based more on campaign contributions than economics.
2. As time goes by nothing can be built without a TIF since anything built without would be at a competitive disadvantage.
3. There would be about the same development without TIFs, do you think Home Depot and Wal Mart would abandon JoCo without TIFs?
4. TIFs actually devalue current taxable property since the competition drives down rents. Often that results in the tax rate increase further harming these properties.
5. Discriminate pricing pisses of customers, just ask the airline passenger. It doesn't make taxpayers happy either.
6. The development in Merriam they brag about went tax free for 20 years. Many shopping areas will be bulldozed before another 20 years go by, and another 20 year TIF will be needed. Look at all the 40 year old shopping centers in the metro. Most are closed or barely surviving.
TIF is good in the suburbs because everything is. It's only bad in the stinky old city, CK. hahahahah! get it?
