  2. And it will get built with government money. And the people that live around there will come, until they see that the prices are 20% higher on everything than they can get in the stores outside the ghetto. And the stores will be shoplifted and robbed into oblivion within two years. And they'll have an empty shopping center sitting there for another 10 years until it is torn down.
And then the whole thing starts over again.
    Same story. Different year.

  3. Will it have a Gun Store? LOL.

  4. Of all the time I've spent on Troost, that intersection has the most prostitution activity. There is an old structure there, for no reason really, that looks like the remnants of an old church. It attracts a lot of trouble. It needs to go. Nasty hookers too, the kind where I would give them $10 to not show me their tits. It's close to the Plaza and the Nelson but if they don't clean up the area it will be another colossal failure.

  5. Ollie is a dumb fuck. He promised John Crawford his support then he sat on his hands with his thumb up his butt. If he has trouble building his dream, let him suck eggs.

  6. Oh how we forget in this city. I wonder which kind of people it will attract? Good hard working folk who want to venture east for a different shopping experience? OR......the same thug p.o.s disease that has sucked out of any and every new business venture that pops up east of troost. I wonder which it will be?

  7. I think 8:44 got it right. That's the way of KCMO.

  8. 8:44pm That's exactly how the economic development incentives work downtown. Redirect and abate taxes for 15-23 years; at the expiration of incentive the property is again blighted.

I guess in KC what works for downtown works for 47th and Troost.

  9. That area is not all that blighted. CVS and Walgreens (and an Apple Mart) are already there. It should pull shoppers from Southmoreland and Hyde Park as well as from neighborhoods east of Troost. It's a good start.

  10. The main problem with this is they are demolishing the old buildings that actually fill out the urban fabric and replacing them with a parking lot and strip mall. THIS is how blight is accelerated.

  11. 12TH & BROOKLYN IS HALF EMPTY

  12. That section of Troost is one of the nicest. Have lived a couple of blocks from there for years. Lots of useful retail businesses. The blight is almost all gone. 9:05 has no idea where they are talking about, as there's no prostitution around Cleaver and Troost. Ollie Gates did take way too long to develop that area, but at least now its happening.
Hopefully the new "Gates Plaza" has adequate security, so it doesnt become a thug magnet this summer.

  13. 9:05 was probably drunk when he was at 47th & Troost. The prostitutes are between 43rd and 45th.

  14. Ollie does nothing unless it puts money in his pocket.

  15. 9:45 & 10:45 I know exactly what I'm talking about. I am at work and not drunk when I'm in that area. The spots I get hit up the most on Troost are the Burger King lot and the car audio place South of Walgreens. There is more going on in your neighborhood than you know.

  16. I don't like the fact Ollie Gates is suburbanizing the 47th and Troost-Paseo area. Like others have said, this is one of the nicest areas of Troost. It's also one area of Troost with the most potential. It has great surroundings. To see the land developed in a suburban fashion rather than creating an urban neighborhood center here is what pisses me off the most. Gates is not a professional developer. He doesn't know what he's doing.

About prostitutes, yeah, they are usually just north of 47th, but they are definitely in the area.

  17. Most of the comments sound like a bunch of haters who mad at Ollie Gates for building a strip mall to make more money. I however am a new business owner who sees the potential customers from the Plaza, Westport, Hyde Park and ghetto as someone mentioned previously as promising. Money is green and I want all of it from whom I obtain it is not really a factor! Create a need for the consumers and they will come all of them purple, green, black, white, browns. This location is a melting pot for all kinds of nationalities from professional business workers, to stay at home moms and individuals who make bare minimum but will still spend their last dollar for what they want. Wake up people and stop gripping about something that has nothing to do with you or impact to your pockets open up a business and get this money!
