TKC BREAKING NEWS!!! KANSAS CITY SMALL BIZ BEG JACKSON COUNTY EXEC FRANK WHITE FOR MERCY!!! ANOTHER PROPERTY TAX SPIKE AMID COVID-19 THREATENS TO KILL SICKLY JOB MARKET!!!

Behind the scenes, biz owners are pleading with this town's most famous politico for mercy in the form of a tax respite amid the pandemic.

To wit . . .

MIDTOWN KANSAS CITY SMALL BIZ OWNERS ARE DESPERATE TO AVOID ANOTHER PROPERTY TAX INCREASE PROMISED BY TEAM FRANK!!! EMPLOYERS ARE LITERALLY BEGGING THE EXEC FOR REASSESSMENT CLEMENCY!!!

To be clear, reassessments are mandated by the state but there's a bit of wiggle room about when and how they are conducted. 

More importantly, let's not forget . . .

At the outset of this year Team Frank told us to expect another property tax increase. 

Given the pandemic and other pressing concerns, there hasn't been much guidance since that point and that's why local employers have been reaching out to anyone who will listen for help.

Money line from a report earlier this year . . . 

"New County Administrator Troy Schulte laid out a litany of problems suggesting that it might not be fully cleaned up for years.

"Taxpayers will need to brace themselves for another rocky reassessment in 2021 and perhaps beyond, Schulte said, explainig that county data points toward big assessment hikes in eight county neighborhoods:

- 95th and State Line
- Ward Parkway
- Brookside
- 49-63 Neighborhood
- South KC
- Martin City
- Lake Tapawingo
- Waldo

"Schulte told legislators on Monday that property owners in those eight areas can expect "significantly higher assessed valuations in 2021." 

Now . . . There's "hope" that the pandemic has so fundamentally changed the real estate market that there will be mercy toward home owners and small biz. 

And so . . . Midtown leaders have now started to implore courthouse top brass that a better system for assessments and re-calibration for current economic reality is the only thing that will save them. 

A quick quote from a recently shut down biz puts the situation in perspective . . .

"The disproportionate tax increases have made our survival impossible . . . We made a deal to decrease our rent during COVID, but the property taxes went up so much that our rent was actually higher than pre-COVID."

Moreover, the process for appealing the assessments might not get any easier given that a visit to the courthouse would be tougher and risky for many vulnerable communities. 

To be fair, we've actually heard that Team Frank has been receptive to local groveling, the county is still flush with CARES ACT cash and there is an understanding that the economy has fundamentally changed because of the pandemic.

Still, locals are getting nervous as property tax time looms and the threat of higher bills could devastate local merchants and home owners.

  5. How come none of those neighborhoods listed include the black community? Talk about under valued, most of those people are paying less than $300 dollars a year for the last, I don’t know, forever. It’s sickening what’s going on with the clear and obvious racism when it comes to these increases, the blacks don’t pay squat and whitey as usual has to pick up their slack. Sad.

    I already hired an appraiser for next spring to get my valuation back down to where it should be. Not some ridiculous estimate so,embody sitting in a chair thinks it should be.

    And remember, they can only raise your property taxes at the maximum allowed by law at 15%, anything over that is breaking the law.

  9. It seems like I have paid for the County's Sports Complex and County Lakes and Parks many times. Its not going to end inflation and the cost of doing County business is going up. And the pensions.

  10. The county is supposed to reassess in odd numbered years. I'm not sure whether and to what extent covid has affected real estate prices, but it's more likely they went down than up. We'll see next year how the county plans to ignore that.

  11. PRO TIP FOR Q BALL, JACKASS COUNTY: When you make the business climate hostile the businesses will no longer be there and neither will the tax dollars that you use for graft. No business leads to no jobs. No jobs will kill the property tax collection from those employees that you also use for graft.

    Isn't there a something very important to Jackass County coming up on December 31? H... Oh that's right! That's the day that property taxes are due! Ho do you think that's going to go this year? Be honest please. 😏🍿

  17. Why isn't central Hyde Park included with this? Those houses are selling for 400 to 900 K and they have the lowest property tax. They are as low as North East with three times the square footage and not as high in crime. Something isn't right with this. Who in that neighborhood has a brown nose?

  18. Took the money and ran when I got the chance to sell. Taillight warranty. As soon as my taillights are out of sight you are on your own! Took an awful lot of taxable personal property with me that is going to be in the minus column here in a month and a half. It wasn't all located where I lived either but it's gone now. I'm just going to sit back and laugh when tax problems are reported next year. No it isn't all due to me but there are many others that have bailed. Revenge on KC/JaCo never ceases to amuse me.
