Here's Kansas City building HYPE that deserves a critical look from our blog community . . .

"The ARTerra project will feature a mix of one-, two- and three-bedroom apartments with first floor retail. An integrated garage is part of the development and amenities include an infinity pool with a view of Liberty Memorial, and 12th floor amenity suite with views of the downtown skyline. The $40.7 million project is being built by J.E. Dunn Construction, and is described as the first to use a light-gauge steel framing using the Prescient building system. It’s completion is anticipated in late 2018."

Developers imagine that this speculative project will meet "strong demand by millennials and empty-nesters" who are allegedly willing to pay $3K a month to fight for parking, avoid eye contact with strangers when walking around and enjoy having only one place to buy shoes in a 5-mile radius.

Maybe the project will find success or maybe it's just more Downtown area irrational exuberance.

  3. If the rent in these cheaply-constructed apartments is really going to be $3000/month, they'll be millenial dorms with three or four baristas and servers in each unit.
    Living there in "luxury" will be quite an adventure!

    1. Plus, the revolving and extended stays of 3 or 4 "friends" or "babydaddies/mamas" with Wednesday and alternate weekend custody. So, 1 or 2 named on leases actually becomes rotations of untold occupants/"guests".

  7. By time the structure is built we will be in a depression in many parts of the economy. BUSINESSES WILL NOT BE ABLE TO PAY 80,000.00 A YEAR. THE APARTMENTS WILL HAVE A 50 PERCENT OCCUPANCY RATE

  8. 7:23, I agree, light gauge steel? YIKES what if someone on the top floor has to much weight , or a car runs into it like so many are doing these days.

    Also agree, that we are heading toward a financial collapse, I bet that building won't even be 50% occupied.
